Auto-pay rent collection has its own fee: a flat $1.99 per successful payment, plus Stripe’s processing fee. The auto-pay fee question below explains both.

Auto-pay rent collection, by pre-authorized debit, is included on the Growth plan and above.

Landlords on Hobby or Starter can still record payments for free: cash, e-transfer, cheque or bank transfer.

Auto-pay is opt-in. You connect your bank account through Stripe, then invite the person who pays for a lease to authorize pre-authorized debit from their own account. A lease can have several roommates, but one person is the auto-pay payer: their debit pays the whole lease, with any charges beyond rent included after a heads-up email. Tenants who don’t opt in keep paying the way they do now.

Two fees apply to each successful auto-pay payment, and the landlord pays both: TenantSee’s flat platform fee of $1.99 CAD, and Stripe’s standard processing fee for Canadian pre-authorized debits. Stripe takes its own fee directly, and we don’t mark it up. Current rates are at stripe.com/pricing.

Neither fee is added to your tenant’s rent. They see the full rent amount.

• TenantSee charges its fee only when a payment succeeds. A failed charge doesn’t incur it, and a refund issued in TenantSee returns it.
• Recording a payment yourself (cash, e-transfer, cheque or bank transfer) has no platform fee and no processing fee, on any plan.

We chose a flat fee on purpose. A percentage grows with the rent, and a flat fee doesn’t.

In two steps: a pre-authorized debit takes about 5 business days to clear, and then the money is paid out to your bank. That’s a banking timeline, not a TenantSee one. Pre-authorized debits are processed in batches, so they’re slower than card payments.

What you’ll see in TenantSee:

• The charge starts, typically on the day rent is due, and its status shows as Processing
• The tenant’s bank confirms the funds, and the status changes to Settled
• The money is paid out to your bank account

Every charge and payout appears in TenantSee, so you can see where the money is.

A failed payment isn’t retried automatically. If a charge fails, for example because of insufficient funds or a closed account, we email both you and your tenant. You can retry the charge from TenantSee, record a payment another way, or work it out with your tenant.

Under Payments Canada Rule H1, a tenant paying from a personal account can dispute a pre-authorized debit with their bank for up to 90 days. When a dispute is filed, we email you and show it in TenantSee. A pre-authorized debit dispute can’t be contested: the bank decides, and Stripe takes the disputed amount and its dispute fee from your Stripe balance.
