Landlords on the free Hobby or Starter plans can still record manual payments — cash, e-transfer, cheque, bank transfer — for free. Auto-pay is opt-in: you connect a payout account through Stripe Connect, then invite each tenant to authorize their own PAD mandate. Tenants who don't opt in keep paying the way they always have.

Two fees apply on each successful auto-pay charge, both paid by the landlord out of the same payout:

  • TenantSee platform fee — flat $1.99 CAD per successful payment. No percentages, no per-tenant minimums, no setup costs.
  • Stripe ACSS Debit processing fee — pass-through at Stripe's published rate. Billed by Stripe directly, not marked up by us. See stripe.com/pricing for the current Canada rate.

Neither fee touches your tenant — they always see the full rent amount on their statement.

  • We only charge the TenantSee fee when a payment actually settles. Failed charges, refunds, and successful disputes automatically reverse it (and Stripe reverses theirs too).
  • Manual payments (cash, e-transfer, cheque, bank transfer) have no platform fee or processor fee on any plan.

We priced the TenantSee side this way on purpose. A 1% fee on a $2,000 rent is $20 a month per unit — that adds up fast on a portfolio. A flat $1.99 doesn't.

Pre-Authorized Debit settles in roughly 5 business days from the day the charge is initiated. That's a Stripe/banking timeline, not a TenantSee one — ACSS Debit (the underlying rail) is a batched system, so it's slower than card payments but cheaper and harder to chargeback.

What you'll see in TenantSee:

  • Charge initiated (typically the day rent is due) — status shows as Pending
  • Funds confirmed by the tenant's bank — status flips to Settled
  • Payout to your connected bank account — typically 1–2 business days after settlement

We surface every charge and payout on your dashboard so you always know where money is in the pipeline.

Two important things to know up front:

Failed payments don't auto-retry. Stripe does not automatically retry a failed PAD charge — that's a Canadian banking rule, not a TenantSee choice. If a charge fails (insufficient funds, mandate revoked, account closed, etc.), we email both you and the tenant immediately. You can re-attempt the charge manually, accept payment another way, or work with the tenant directly.

Tenants have a 90-day dispute window. Under Canadian Payments Association Rule H1, individual tenants can dispute a personal-account PAD debit with their bank for up to 90 days, with no questions asked. If a dispute succeeds, the funds (and the $1.99 platform fee) are reversed. We keep the auto-pay records and mandate authorization on file for you, and we surface every dispute as soon as it's filed so you can respond.

No platform fee is charged on failed payments, refunds, or successful disputes.
