Choose, change or cancel your plan
Compare what each plan includes, change or cancel your plan, and see what the auto-pay fee covers.
TenantSee offers four subscription plans to match your portfolio size. A company without a paid plan is on the free Hobby plan, and you can upgrade at any time as your needs grow. Prices are on the pricing page.
Plan tiers
| Plan | Units | Team members | Storage |
|---|---|---|---|
| Hobby | 3 | 1 | 500 MB |
| Starter | 10 | 2 | 2 GB |
| Growth | 25 | 5 | 10 GB |
| Business | 50 | 10 | 25 GB |
All plans include unlimited buildings. The unit limit refers to the total number of units you can create across all buildings.
What each plan adds
Each plan includes everything in the one before it.
- Starter adds amenity management, notes and automatic rent reminders.
- Growth adds the Monthly Report Email, a summary of the previous month emailed to your team on the 1st (see Track rent collected and owed), In-app messaging (see Message your tenants or your landlord) and auto-pay rent collection, which collects rent by Pre-Authorized Debit (see Collect rent by auto-pay for setup, timing and disputes).
- Business adds advanced permissions, so you can create custom roles.
Auto-pay & platform fees
Auto-pay rent collection is included on the Growth and Business plans at no additional subscription cost. Each successful auto-pay payment incurs a flat platform fee of CAD $1.99, paid by the landlord.
| What you pay | When |
|---|---|
| $0 | Setting up Stripe Connect, inviting tenants, sending reminders |
| $1.99 CAD | Each time an auto-pay rent payment successfully settles |
| $0 | Failed charges (no fee is taken), and refunds you issue in TenantSee (the platform fee is returned in proportion to the refund) |
| $0 | Manual payments (cash, e-transfer, cheque, bank transfer) — no platform fee on any plan |
A few important things to know:
- The platform fee is deducted from the payout to your connected bank account, not added to the tenant's bill. Your tenant always sees the full rent amount on their statement.
- Stripe also charges a standard ACSS Debit processing fee on each successful payment — see Stripe's pricing for the current rate. That fee is separate from TenantSee's platform fee.
- A Pre-Authorized Debit takes about 5 business days to clear, and then the money is paid out to your bank. This is a banking timeline, not a TenantSee one.
- Failed payments do not auto-retry. You'll be notified by email and can re-attempt the charge manually or accept payment another way.
- Tenants on personal accounts have a 90-day window to dispute a PAD debit with their bank under Payments Canada Rule H1. A PAD dispute can't be contested: Stripe takes the disputed amount and its dispute fee from your Stripe balance, and the bank's decision is final. TenantSee does not reverse the platform fee on a disputed payment.

Add-ons
Paid plans can purchase add-ons for additional capacity:
- Extra Units — Each pack adds 10 more units, and you can add more than one pack. The price is on the pricing page
Add-ons are only available on paid plans (Starter, Growth, or Business).
Upgrading your plan
Changing the plan needs permission to manage settings. A member without it sees the plan but no buttons, and is told who can change it.
- Go to Settings → Billing
- Under Plan and usage, choose Change Plan
- Pick the plan you'd like. The list marks the one that fits your units as recommended
- Continue to Stripe checkout and complete it
- Your plan changes once Stripe confirms the payment
When you move to a higher plan, the unused time on your old plan is credited.
Downgrading your plan
To downgrade to a lower tier:
- Go to Settings → Billing
- Choose Change Plan
- Select the lower plan
- Review what goes away, then confirm
A plan that can't hold your current usage (units, team members and storage) can't be chosen, so reduce your usage first.
Cancelling your subscription
You can cancel your paid subscription at any time:
- Go to Settings → Billing
- At the foot of the page, under Cancel subscription, choose Cancel Subscription
- Review what changes and confirm
You keep your plan until the end of your billing period, and then your company moves to the Hobby (free) plan with its limits. Your add-ons end with the subscription, and tenants' auto-pay pauses until you're back on the Growth plan or higher; their bank authorizations stay in place.
You can reactivate before the period ends: choose Reactivate Subscription on the Billing page.
Billing history
View your past invoices and download receipts:
- Go to Settings → Billing
- Scroll to Billing history
- Choose Download next to an invoice
Payment issues
If a payment fails, your subscription moves to a past due state with a 7-day grace period. During this time, your plan limits remain active. If the payment issue isn't resolved within 7 days, your account falls back to free-tier limits.
A banner notification will appear at the top of the app when your subscription needs attention.
