Set up auto-pay as a tenant
Set up pre-authorized debit from your landlord's invitation, know what comes out of your account, and cancel it if you need to.
If your landlord collects rent through TenantSee, they can invite you to set up auto-pay. Auto-pay takes your rent, and any other charges on your lease, from your bank account on each due date, using a pre-authorized debit (PAD). It only starts once you've set it up from your landlord's invitation, and it works with Canadian bank accounts, in Canadian dollars.
Before you start
- Your landlord has to invite you. You can't start auto-pay yourself. Until they do, Settings → Auto-pay says you haven't been invited, and tells you to look for an email with a setup link.
- A lease has one auto-pay. If someone else on your lease already has it, your Home says so and you don't need your own.
- A split lease is paid by hand. If your landlord splits the rent between the people on the lease, auto-pay isn't available for it. Ask your landlord how to pay your share.
Set up auto-pay
- Open the invitation email from TenantSee. The link works for 7 days
- On the Set up auto-pay page, enter the email address the invitation was sent to, tick the box to agree to the Terms of Service and Privacy Policy, and choose Continue to bank setup
- On the secure Stripe page, choose your bank, sign in with your bank's credentials, pick the account you want to use and authorize the pre-authorized debit
- Either your bank is verified straight away, or your bank receives two small deposits, usually in 1 to 2 business days. In that case Stripe emails you a link to verify the amounts: use that link rather than the TenantSee page
- When auto-pay is active, you get a confirmation email. Your rent, and any other charges on your lease, are then debited on each rent due date
What comes out of your account
- Your rent and the other charges on your lease, in one debit on the due date. Your landlord pays TenantSee's platform fee out of their own payout, so your bank statement shows only the rent and charges you owed.
- A heads-up before a debit that includes charges. When a month's rent charge has other charges on it, TenantSee emails you the debit date, your bank account and the breakdown first, and the debit won't be more than that amount. If you pay part of it another way before then, the debit is for what's left. If the email can't reach you before the due date, the debit is for the rent only and the other charges are paid to your landlord directly.
- About 5 business days to clear. Your bank usually clears a pre-authorized debit in about 5 business days, so a payment shows as Processing until then.
- Rent only, for older agreements. If you set up auto-pay a while ago, your Settings → Auto-pay page may say your authorization covers your rent only. Other charges on your lease are then paid to your landlord directly, unless they send you a new invitation.
- The whole amount, if you share your lease. A lease has one auto-pay. If your landlord invites you to set it up, the debit is the lease's whole rent and any other charges, not just your share, and nobody else on the lease can set up their own. Settle up with the people you share with directly.
You can see your bank account on file, the next charge and the monthly charges under Settings → Auto-pay.
If a debit fails
Pre-authorized debits aren't retried automatically, which is a Canadian banking rule rather than a TenantSee choice. If a charge fails, for example because the account didn't have enough in it, both you and your landlord are emailed. Contact your landlord to agree how to pay.
Cancel auto-pay
You can cancel at any time.
- In TenantSee. Go to Settings → Auto-pay and choose Cancel auto-pay. This cancels the authorization with your bank. A charge already on its way for the period may still complete, so arrange another way to pay with your landlord before next month's due date. If you share the lease, auto-pay stops for everyone on it.
- With your bank. Under Canadian banking rules you can also cancel a PAD authorization with your bank at any time. Let your landlord know if you do.
To start again, your landlord has to send you a new invitation.
Disputes
You have 90 days to dispute a debit from a personal account with your bank, with no questions asked (Payments Canada Rule H1). If a debit was a mistake, talking to your landlord first is usually quicker.
If the invitation doesn't work
- "Invitation link expired." Links are valid for 7 days. Ask your landlord to send a new invitation.
- "That email doesn't match our records." Use the address where you received the invitation.
- "Invitation already used." Setup was already completed from that link. If auto-pay is active, manage it under Settings → Auto-pay.
- Setup could not be completed. Something went wrong with bank verification. Contact your landlord to restart the process.
