Add amenities to your buildings

Amenities represent the features and services available at your buildings — things like parking, laundry, a gym, or storage. You can create amenities with an optional listed price and assign them to one or more buildings. Amenities are included on the Starter plan and up.

Creating an amenity

1. Navigate to Amenities in the sidebar
2. Click the + button
3. Enter the amenity details:
   • Name — A descriptive name (e.g., "Underground Parking", "In-Unit Laundry")
   • Description — Optional details about the amenity
   • Price — Optional listed price, shown on the amenity's record. Having a price doesn't bill anyone: it isn't added to rent or charged to tenants unless you add a charge to a lease
4. Click Save

Amenity names are unique within your company, so you won't end up with duplicate entries.

Assigning amenities to buildings

Once you've created your amenities, assign them to the buildings where they're available:

1. Navigate to a building's detail page
2. Find the Amenities Card in the page header
3. Click the Manage button
4. Check or uncheck amenities to add or remove them from the building
5. Save your changes

The amenities card on each building shows a summary of all assigned amenities, making it easy to see at a glance what each property offers.

Charging a tenant for an amenity

Assigning an amenity to a building or unit never bills anyone. To charge a tenant for one, add a charge to their lease:

1. Open the tenant's page and find the Other charges card
2. Click Add Charge
3. Under From an amenity, pick the amenity. It fills in the name and the price, and you can change both.
4. Choose when it starts and save

The picker lists the amenities of the tenant's unit and building. The charge belongs to the lease, not the amenity: changing the amenity's price later doesn't change a charge you've already added. See Charges Beyond Rent for how charges reach the tenant's rent charge.

Editing an amenity

Click on any amenity from the Amenities page to edit its name, description, or listed price. Changes apply everywhere the amenity is assigned.

Deleting an amenity

Deleting an amenity removes it from all building assignments. This action requires confirmation.
